Old School is No School

Bridgehampton – Real Estate professionals continue learning their craft well beyond their first years in the business. Brokers keep up with the latest changes in zoning, mortgage rates, comps, and market trends. Imagine if you represented a client who was buying a home and quoted information from 1995? Believe it or not, many swimming pool builders operate this way. The old school builder operates this way. While it is a challenge to find an experienced professional who has kept up on the many advances in the industry; doing so is time well spent.

When you are choosing a swimming pool builder, or advising your client, ask about certifications. Ask about continuing education. Ask what the pool professional did last winter.

Winter, the off season for many pool builders, can be a very busy time of year for the best of the best. This off season there were at least three trade shows of interest. Before you jump to any conclusions about a fun in the sun getaway; Atlantic City and Chicago play host to two of the top shows (Vegas is the other one). Honing your craft in 2012 is a necessary component to compete in the high end market. A brief explanation below of this year’s shows will provide a taste of where the top pool professionals spent this winter.

Since 1975, World of Concrete has been the industry’s only annual international event dedicated to the commercial concrete and masonry construction industries. The show featured indoor and outdoor exhibits, leading suppliers showcasing innovative products and technologies, demonstrations and competitions, a world-class education program, and the information needed to stay competitive.

Chicago played host to the Mid America Pool and Spa Show. The Mid America Show began in 1985 and continues to be the largest event of its kind in the Midwest. The show offers pool professionals the opportunity to learn about new products and services, network one on one with industry suppliers, and receive industry leading education programs tailored to business owners, managers and service technicians.

Throughout the 1960s and 1970s, the Northeast Swimming Pool Association (the forerunner of the Northeast Spa & Pool Association) held various seminars and tabletop trade shows as a member benefit in New York. The Atlantic City Pool & Spa Show is a four day conference and exhibit event where the industry meets with and does business with over 500 exhibitors and over 10,000 attendees yearly. Industry professionals from all over the country attend the show to see all the latest pool and spa trends, cutting-edge design and product technology and to attend over 75 educational seminars.

The educational seminars at each trade show build upon knowledge and certifications that come with years of study. Although the subject matter might not be as fascinating to you as it is to swimming pool veterans, it can be appreciated by all as a requirement when considering an investment as large as a luxury gunite pool.

After all is said and done, you may say to your new pool builder “I know what you did last winter.” And, if you do, you can rest easy knowing that you have made the right choice.…

Carpet Cleaning – Zero Res Cleaning Agents

Carpet Cleaning – Zero Res Cleaning Agents

Carpets generally require a lot of care and maintenance. There are many carpet cleaning agents available in markets. However, most of them leave behind a characteristic smell after they have been used on carpets. This means that the cleaning fluid has left a residue. The residue may prevent pests from getting near the carpet or help protect the carpet from spills, stains and the growth of fungus. However, the residues left by the cleaning agent may be harmful. Not only can the residues be toxic to humans, but they can also pollute all the air in the room.

The cleaning agent may release tiny particles into the air in the room, which remain suspended in the air, neither moving out of the room, nor settling down. These particles are called colloidal pollutants. They range in size from a few molecules to several nanometers or even micrometers in diameter. These colloidal particles may or may not be harmful. While some can cause severe lung infections and other breathing disorders like asthma, wheezing, etc., others can be completely harmless. Some carpet cleaning solutions can also release substances into the atmosphere that pollute the Earth’s atmosphere.

Due to the increasing consciousness about global warming among other pollution issues, manufacturers today have started producing cleaning agents that supposedly do not leave any residue after having performed their cleaning action. These cleaning agents are called ‘zero res’ cleaning substances. They have the same cleaning action as other normal solutions available in the market, except that they do not leave behind any residues. These cleaning agents may be slightly more expensive, but are worth it, due to the fact they do not pollute or cause harm to humans or animals in any way.

Moreover, some zero res solutions that are currently being manufactured have certain advantages over the normal types as well. They are capable of removing oily stains, grease and other hard-to-remove substances from carpets without damaging the carpet fibre or material in any way. There is always the risk of damage to carpet colouring and fibre weakening when it comes to normal cleaning agents, that may be too harsh on the material. After beating the dust out of your carpet, you can spray it with zero res cleaning solutions without having to worry about any damage to the carpet.…

Exhausted of Investing Money in Bonds and Stocks? How About Real Estate?

Are you one of the many people that have invested a small or large sum of money to countless stocks, bonds, or mutual funds? Has this subsequently increased money in your wallet, or has it only increased levels of anxiety? When people think of investment, they automatically associate stock market, bonds, loss of money. However, there are a number of entities that one can invest in. You may be surprised how many people invest in Real Estate despite the recent market crash. In an ever changing economy where stock markets and bonds are dropping at over a hundred points a day, Real Estate might be a great opportunity for safe investment. Why you may ask? Simple. Real Estate is necessary. Population is always increasing, and with that, the housing market is always in demand.
If you may be one of the few or lucky that investing in stocks and bonds have proved successful, then why is investing in Real Estate a better opportunity? First and foremost, whether the economy is in a recession or in economic good standing, the stock market will always fluctuate. Unforeseen problems within a business can always arise, and thus money invested in stocks and bonds is unpredictable, risky, and sometimes unsuccessful. Real Estate on the other hand, has a number of benefits:
First, inflation does not hinder the housing market investing business, only enhances the potential money to be made.
Secondly, constant cash flow. Although a stock pays dividends, the stream of income coming in from a Real Estate Investment exceeds the dividend yields on average. Moreover, the investor in real estate has less to lose. If and when your investment properties encounter a downfall in homes being sold, typically, properties monthly rent will stay constant.
Thirdly, as history proves, profit will increase due to appreciation. Within the last sixty years, research shows the ever increasing amount of an average person’s home in the economy. As the property value keeps increasing, so will the appreciation, and so will your investment profit.
A fourth incentive: tax benefits. As an investor of real estate, you qualify for a number of tax incentives: depreciation with no-out of pocket costs, tax deductions such as property, mortgage interest, and repairs for those who qualify, and according to the IRS, investors can sell properties without paying capital gain taxes as long as they exchange them for others of like kind (section 1031). Investing with IRA.
Need another incentive? Return on Investments. Often with stocks and bonds, finding out your ROI can be challenging. On the contrary, with investments in real estate, there are more ways to realize a greater ROI. Often times, return on investments can be 8%-12%. The higher the return, the better!

Are You Frustrated Your Home Has Not SOLD?

Are you a frustrated seller who has had your home on the market but it’s still not SOLD? We hear this time and time again from our home has not sold, it has been on the market so long, buyers aren’t viewing the property, my real estate agent doesn’t seem to be doing enough marketing, etc. Sound familiar? If so, you are not alone! I’m sure you’re wondering what the problem could be?
Let me ask you a very [harsh] but important question, does a buyer care what you owe on your home??? OF COURSE NOT! So, why are so many sellers setting the price of the home too high…because they have little or no equity! And, why are real estate agents letting sellers dictate the price? Sellers come to real estate agents because they are licensed professionals knowledgeable in their field, and most are! But, too many real estate agents let the sellers dictate to them what price to put on their home. They show them the comparables, the recent sales, the activity in the surrounding areas and make them feel all warm and fuzzy inside with the price and then very shortly you get the first (of a few) dreaded phone calls, a price adjustment needs to be made…followed by another phone call for an amounts of NO significance! YOUR HOME IS ONLY WORTH WHAT A BUYER IS WILLING TO PAY FOR IT and that is the absolute harsh reality! Your home may show fabulous, have all the finest appliances/upgrades, you spent a lot of money in doing this and expect to recoup it in the asking price…chances are, that’s not going to happen…unfortunately!
So, what is the answer to this problem?
The answer may be for you to consider a Lease Purchase (aka Rent To Own). A Lease Purchase is a lease combined with an option to purchase the property within a specified period, usually 3 years or less, at an agreed upon price! This form of creative, smart, modern real estate is booming right now! In what other way would you be able to receive a positive cash flow on your home, continue to build equity and move on to your next venture? There are a large market of buyers out there looking for this exact option and there are MANY advantages to home owners should you consider this route!…
