Cats are clean animals. Scratch that (ahem)… cats are ridiculously clean animals. What could possibly possess a cat to abandon his litterbox? How can you stop cat urinating on the carpet or on the bed?

The first thing you need to know is that it IS possible. Don’t make any hasty decisions about giving the cat away or worse. If your cat has forsaken the litterbox, there’s a reason for it and you need to find out what it is.

One of the more common factors that will cause a cat to “protest with his bladder” is stress. Cats are creatures of comfort and routine. Whenever something changes in their environment, they don’t like it.

For example, bringing home a puppy to a household with a cat is sure to upset your feline friend. Many cats will just hide away for a few days (or months) but otherwise remain unaffected. However, some cats won’t stand for it and will decide to ruin your Persian rug or soil your Egyptian quilt.

How do you stop cat urinating if the source of stress is something beyond your control?

Talk to your vet about anti-anxiety medication. There are solutions used for small dogs to deal with separation anxiety that work much the same as anti-depressants for humans. 10 DO NOTS of Real Estate Investing

So you think you’re ready to start investing. You’ve read all the books, studied all the courses, and talked to all the experts. But just to make doubly sure that you don’t make the common mistakes that some, if not most, investors make, here is a list of 10 “Do Nots” you should absolutely try and avoid doing on your first or next deal.
DO NOT pay too much for the property, no matter how nice it is. Remember the lower you pay, the lower you can price it, the faster it will sell, and the sooner you will see profit!
DO NOT fall in love with the property. Once emotions get into the mix, it can affect vital cost efficient decision making.
DO NOT rush through a deal. Don’t cut corners, or take short cuts. Dot every “I” and cross every “T”.
DO NOT skip out on homework. Research the property to its fullest. What’s worst than buying a crack house in a bad neighborhood is paying too much for a crack house in a bad neighborhood.
DO NOT work with difficult people. If they were difficult in the beginning then most likely they will be difficult during and all the way through the end of the process. It’s not worth it. Walk away while you still have your sanity.
DO NOT bend over backwards just to make a deal work. Be willing to walk away and remember there are plenty of fish in the sea.
DO NOT underestimate the importance of marketing. Putting one measly little “For Sale” sign in the front of your property is not going to cut it. Use the internet, newspapers, flyers, whatever you can to spread the word and market!
DO NOT waste time on tire kickers. Make sure every potential buyer you show the property to or take time to entertain are actually qualified buyers who have a real potential to buy. Time is money, so don’t waste time on people with no money!
DO NOT be offended by low ball offers. Remember it’s all business, not personal. Plus you’d probably be doing the same thing anyways if you were in their position.
DO NOT get greedy. Once you’ve successfully closed a deal, know for certain that there are many deals out there to be had. So don’t try to get all you can from one deal. It’s better to close and profit with a few thousand or even just a few hundred dollars, then never closing at all.

Have you ever been startled by those strange brown stains appearing on your off-white carpet or upholstery? Most of the time this phenomenon occurs after carpet or upholstery cleaning, but they may also develop after a water leak or spillage on your article will discuss what causes those brown stains and suggest ways to clean them up

Usually, browning occurs as a result of chemical or physical reactions with cellulose that is either in the carpet itself or in the base or backing of the carpet. Cellulose is the main component of natural fibers like cotton, linen, jute or sisal which are derived from plants. Once upon a time, most carpets were made from natural plant fibers, but now-a-days almost all wall to wall carpeting is 5th generation synthetic nylon. Today, cellulose will be found principally in the backing of older type carpets, or in area rugs.

The plant cells in cellulosic material are bound together by a beta-glucose commonly known as lignin which is very soluble in hot alkaline solutions. And therein lies the cause of cellulosic browning. When copious amounts of high pH cleaning solutions are used in carpet cleaning, the lignin is oxidized and dissolved, and if the rinse solution is not neutralised, the brown beta-glucose color will wick to the surface of the carpet and cause that ugly discoloration.

Browning can also appear on synthetic carpet or upholstery fabrics also, although not as frequently. This is not true cellulosic browning, but the effects are the same. The brown coloration migrates to the tips of the carpet fibers and causes the problem. This can happen if the carpet is too wet; if there is a lot of dry soiling at the base of the fibers; if there are certain types of indicator dyes in the carpet fibers, or if the cleaning solution is highly alkaline. Of course it will be accentuated if there is a combination of any of these factors.

So, here are factors to consider in helping to prevent cellulosic browning from occurring together with procedures for removing it from your carpet. This applies for all carpet or upholstery fabrics, whether they are composed of natural or synthetic fibers.

Vacuuming – Frequent vacuuming will help to prevent any accumulation of soil particles in the carpet. It is recommended that vacuuming should be done daily if possible, but at least three times per week should suffice under normal conditions. A thorough vacuuming should be done just before cleaning to remove as much soil as possible. At the same times the carpet pile will be opened up to facilitate easy permeation of the cleaning solutions unto the fibers.

Cleaning Solutions- Avoid using highly alkaline solutions, especially if they will be hot. If this is not possible, be sure to neutralize with a mild acid rinse or spray after cleaning. The mild acid rinse solution may also correct the browning problem if it contains a weak bleaching agent like sodium bisulfite. Do not use bleaching agents containing chlorine or other halogen compounds as they may remove color from the fibers completely, or dissolve natural protein fibers like wool.

Drying- Browning is accelerated if the fabric remains wet for too long. This facilitates wicking which draws the colored material to the top of the fibers. Dry the carpet thoroughly and quickly. Use a bonnet or absorbent pad if necessary. If there is severe wetting, an induction fan should be left on the carpet to accelerate drying.

Remember that a weak acid rinse will correct browning problems in most cases. As always, when in doubt, call in a professional carpet cleaner.…
